The new housing market in Beijing has rebounded strongly after the holiday, and is expected to return to pre holiday levels in March

2025-02-18

As the Spring Festival holiday draws to a close, Beijing’s new residential market kicks off with a strong start. According to a review by Beijing Business Daily, affected by the Spring Festival’s home-return trend, the volume of new home online contract signings in Beijing was 1,566 units from January 20 to 26, marking a 32.29% decrease compared to the previous week, and the market saw a temporary cooldown. However, as soon as the holiday ended and home buyers gradually returned to Beijing, the market quickly rebounded, with new home online contract signing data showing a strong rebound. From February 10 to 16, the volume of online contract signings reached 1,069 units, a significant 92.27% increase from the previous week, although it had not yet returned to pre-Spring Festival levels, the upward trend was evident.

After conducting on-site visits to multiple new residential projects, Beijing Business Daily reporters gained a direct sense of the changes in the market. In the two weeks following the end of the holiday, visitor traffic at most sales offices saw a noticeable increase, with some projects experiencing a doubling of visitors.

Return of Customers Drives Market Heat
Influenced by both the home-return and return-to-Beijing trends, Beijing’s new residential market exhibited a pattern of cooling down before the Spring Festival and warming up afterward. Visits to several new residential projects revealed that before the Spring Festival, due to home buyers leaving Beijing early for the holiday and the cold weather, visitor traffic at sales offices was low. However, as the Spring Festival holiday ended, the number of customers returning to Beijing gradually increased. Zhao Xin, a property consultant at Zhonghai Chang’an Yuanjing, revealed that among the customers who visited in the past two weeks, many were those who had initially visited alone before the Spring Festival and returned to the sales office for a second visit after discussing with their families during the holiday. Visitor traffic has also been steadily increasing.

During the conversation with Zhao Xin, he frequently checked his phone. He told the reporter that without a prior appointment, one might encounter a situation where no one is available to receive them. The chat records on Zhao Xin’s phone showed that from 1 PM on Saturday, his front desk colleagues started sending messages in the group chat stating, “No one available to receive customers at the front desk, Group 1.”
