In January 2025, real estate transaction volumes in multiple regions reported positive results.
“I signed three deals before the Spring Festival and returned to my hometown in Shandong for the holidays with a sense of fulfillment. After resuming work after the holiday, I’ve already signed one deal, and there are a few more in the pipeline,” Wang Yao (a pseudonym), the sales manager of the Yuanqi project at Beijing’s Yujing Xingcheng, told Shanghai Securities News. Before the Spring Festival, nearly 300 units had been sold across the entire project.
Cao Jingjing, General Manager of the Index Research Department at China Index Academy, told reporters that based on the data she has, the real estate market in core cities continued to recover in January this year, with transaction volumes increasing to varying degrees.
Among the first-tier cities, Shenzhen saw new commercial residential property transactions of 400,000 square meters in January, a year-on-year increase of 112%; second-hand residential transactions reached 4,554 units, up 32% year on year. Guangzhou recorded new commercial residential property transactions of 570,000 square meters, up 48% year on year; second-hand residential transactions amounted to 11,286 units, a 31% increase year on year.

According to the Beijing Housing and Urban-Rural Development Commission, although there was a month-on-month decline, the online signing volume for second-hand residential properties in Beijing in January was 12,480 units, a year-on-year increase of 0.3%.
“In January this year, the volume of second-hand residential property transactions in Beijing was the highest for the same period since 2022. In fact, since the fourth quarter of last year, the volume of second-hand residential transactions has remained high, sellers’ psychological expectations have recovered, and most homeowners are unwilling to sell their properties at low prices. Compared to the first three quarters of 2024, the negotiation space for second-hand housing prices has significantly narrowed,” said Cao Jingjing.
